The Market Condition Adjustment Extractor & Applicator (Extractor) by AVT * Requires MS Excel 2003 or newer to be loaded on your computer
Appraisers have been asking me for this for years. I am excited to say here it is!
Automatically extract the time adjustment for each sale in the direct comparison grid. Users of your appraisals such as Fannie Mae, FHA, etc. are requiring you to interpret the market and adjust your comparables for market conditions (time). This has become especially difficult to do with today’s volatile markets.
The Extractor will do this for you; simply input the data, the sales prices and dates of your comparables and the proper MC adjustment is returned for each comparable property. It you have a chart already made in Excel then there is no need to cut and paste data, simply click on the chart and call up the Extractor’s Import Data feature.
That’s right, the Extractor will gather the data used in any Excel chart!
The “Click on Chart” import feature works with XP and Vista Home version. It has not been tested on other operating systems. If incompatible with other operating systems you will have to manually copy and paste the data into the Extractor.
